1- Central mechanical room and CHP system
A joint mechanical room will be used to meet all requirements of heating, ventilation and sanitary facilities. Selecting a joint mechanical room has so many advantages like flexibility, control system to manage HVAC cycles, lightening, communications and life safety without nuisance for residents. Energy consumption control system will be used to ease the resident’s charge determination. It should be noted that high efficiency equipment will be used for the mechanical room.
2- Air conditioning system
Fan coil and ventilation will be used in order to provide the best and ideal air conditioning system and to provide comfort and health for the residents of the complex. This system has some advantages like:
– There is possibility to control the temperature separately and space by space. By placing thermostat in each room, anyone can control and change his/her room temperature. This personal heating assistant will take care of passenger’s well-being – in all respects.
– This system makes providing the ideal level of temperature and relative humidity, purification, proper distribution of air and controlling energy consumption possible at the highest level.
– Reaction rate of the system for cooling or heating the spaces is so fast.
3- Firefighting system
Sprinkler System which is proper to extinguish any different fire is chosen and will be designed and installed in accordance with NFPA standards. The fire boxes are all near stairs and escape routes also in parking, corridors, restaurants, official parts and mechanical room. This system is an active fire protection method, consisting of water supply system, providing adequate pressure and flowrate to a water distribution piping system on to which fire sprinklers are connected. Also capsule fire extinguishers allow the users to control and extinguish fire in very first moment. Because fire sprinklers react so quickly, they can dramatically reduce the heat, flames, and smoke produced in a fire. Properly installed and maintained fire sprinklers help save lives. It should be mentioned that all of firefighting equipment and valves of this system are UL listed and FM proved.
4- Dirty air discharge system
Discharging dirty air will be done with the help of fireproof air exhaust fan. Exhaust fans work by sucking hot or humid air out of a small, localized area, allowing fresh air to enter from elsewhere (perhaps a doorway or vent) in order to replace it. The warm air that’s drawn out using an exhaust fan is then pulled through a ducting system and expelled outside.
1- Normal power supply
Combined Heat and power (CHP): small-scale
For the areas of the complex on the normal power supply, complete electro technical solutions with optimally coordinated products and systems will be offered: these range from the utility company’s transfer point (generally a medium-voltage supply) right down to the consumer, light and power outlet circuits. This end-to end integration ensures optimum supply security. Optimum coordination of the individual system components also means an extremely cost-efficient solution.
2- Supply and distribution of emergency power
Emergency power generation will be set up using generators and will be distributed by using voltage argumentation transformers through the normal electricity distribution network.
3-Weak power system
In this complex the technology of fiber to the home (FTTH), also called fiber the premises (FTTP) will be used .This technology is the installation and use of optical fiber from central point directly to individual buildings and provides unprecedented high-speed internet access and other services.(For example: Internet, MPLS, VPN, TV, IP, Fax, Tel).
4- Intelligent building management and control system (CCTV- PGS – PMS – BMS)
This system provides controlling of HVAC systems, lightning, control, access control and energy management system of all units and buildings; Supervision and control over public systems covering: elevators, escalators, fans, main doors, access doors and monitors; Adaption and concentration on the fire alarm system and CCTV cameras. Monitor the performance of the parking fans, PGS and PMS systems and control the performance of substations and indoor consumption of all units.
5- Home Automation
Like public monitoring in the use-area, the home automation system will be used in all units and spaces of the hotel. The home automation system also known as demotics; it involves control and automation of lightning, heating (such as smart thermostat), ventilation, air conditioning (HVAC), indoor positioning and security.
Elevators, escalators and ramps of the complex
– Elevator: This complex have 37 types of elevators like: panoramic, general, high speed (for hotel) and freight elevators.
– Escalator: This complex have 40 escalators.
– Ramps: This complex have 40 ramps.
